Commercial and Body Corporate Pool Maintenance in Centurion

A shared pool is judged by everyone who uses it, and complaints reach the trustees, the managing agent or the owner long before they reach the pool company. Crystal Reef maintains pools for sectional title complexes, estates, schools, guest houses and small businesses across Centurion, Pretoria and Midrand, on a schedule agreed with you and billed as one monthly invoice.

Commercial pools are quoted per site rather than from our residential price list, because the size, the number of swimmers and the season all change the work. Our residential weekly plans start from R950 a month for comparison; a complex pool is usually busier, and the quote reflects the visits it actually needs.

Why a shared pool is harder to keep clear

A pool used by twenty households, a school swimming class or a full guest house carries far more sunscreen, body oils, sweat and debris than a family pool. Every swimmer uses up chlorine. On a hot Saturday in December, a complex pool can go from sparkling in the morning to cloudy by late afternoon.

Shared pools also have more people who can affect them and fewer who feel responsible. Gates get left open, a resident adds chemicals without telling anyone, the pump room is locked when it is needed, or the timer is changed to save electricity. Part of maintaining a commercial pool is having one clear owner of the water chemistry, and that is the role we take on.

Who we work with

The details differ by type of property, and we plan the schedule around how the pool is actually used.

  • Sectional title complexes and estates: routine visits, clear reporting to the managing agent or trustees, and budget-friendly planning for bigger jobs such as sand changes and acid washes
  • Schools: visits timed around swimming seasons and galas, and heavier treatment through the summer term
  • Guest houses and B&Bs: a pool that looks good in every guest's photos, visits at times that do not disturb guests
  • Offices and small businesses with a pool or water feature on site
  • Landlords and letting agents with pools across several properties

What a commercial visit covers

Each visit follows the same routine as our residential service, adapted to a heavier load. The water is tested first and corrected based on the readings. The pool is skimmed, brushed and vacuumed, baskets are emptied, and the filter is backwashed when its pressure calls for it.

Plant rooms get more attention on commercial sites, because a larger system has more that can quietly go wrong. We check the pump, filter, chlorinator or dosing system and the timer on every visit, and report anything that is wearing so it can be planned into the budget rather than discovered the day it fails.

  • Water tested and balanced on every visit
  • Skimming, brushing, vacuuming and baskets
  • Filter backwashed and pressure checked
  • Pump, filter, chlorinator and timer inspected
  • Readings recorded so you have a history of the water
  • Early warning of equipment that will need budgeting for

Records, reporting and the managing agent

Trustees and managing agents need to know the pool is looked after without having to go and look. We keep the water readings from each visit and can share them with whoever manages the property, so there is a record if a resident raises a concern or a question comes up about the pool's condition.

Where your municipality or your own rules require specific testing or record-keeping for a shared pool, tell us what applies and we will build it into the routine. Health by-laws for pools used by the public or by many residents vary between municipalities, so it is worth confirming with your municipal environmental health office what applies to your property.

Planning the big jobs

Sand changes, acid washes, pump replacements and resurfacing are the costs that catch body corporates out, because they arrive as a single large invoice. Because we see the equipment every visit, we can tell you roughly when each is likely to be needed, so it can go into the annual budget or the levy planning instead of a special levy.

Winter, from May to August, is the natural time for those jobs. The pool is used least, a closure is least disruptive to residents, and dry ground makes draining for an acid wash safer. We will suggest a winter plan each year based on what we have seen through the season.

Safety around shared pools

A shared pool has children in the complex who are not the pool owner's own, and that raises the stakes on the basics: a fence, a self-closing and self-latching gate, and clear water so the floor is always visible. A green or cloudy pool is a drowning risk as well as a nuisance, because nobody can see the bottom.

We report broken gate latches, damaged fencing near the pool, missing weir lids and loose drain covers when we see them, even though they are not our equipment. Fixing them is the property's responsibility, but they should never go unnoticed.

Billing

Commercial clients receive one monthly invoice for the agreed visits, payable online through PayFast, or by debit order if you prefer. Repairs and larger jobs are quoted separately and done only with written approval from whoever is authorised to give it. We do not handle cash.

Frequently asked questions

How often should a complex or body corporate pool be serviced?

At least weekly, and more often in summer if it is heavily used. We agree the frequency with you based on the number of swimmers and the season.

How much does commercial pool maintenance cost?

It is quoted per site. For comparison, our residential weekly plans start from R950 a month; a busy shared pool usually needs more work than a family pool.

Can you report to our managing agent?

Yes. We keep water readings from every visit and can share them with the managing agent or trustees, along with notice of any equipment that will need budgeting for.

Do you service school pools?

Yes, with visits planned around the school's swimming season and galas, and more frequent treatment in the busy summer term.

What legal requirements apply to a shared pool?

They vary by municipality and by how the pool is used. Check with your municipal environmental health office; tell us what applies and we will build it into the routine.

How do you invoice?

One monthly invoice for the agreed visits, payable through PayFast or by debit order. Repairs are quoted separately and need written approval.

Can you plan an acid wash or sand change for the whole complex budget?

Yes. Because we see the equipment every visit, we can tell you when the larger jobs are likely to be due so they go into the annual budget.
